How accurate is the calculator?
It uses standard mortgage amortization formulas. Accuracy depends on your inputs and chosen assumptions; defaults reflect national averages, and we recommend adjusting them to your local market. It’s designed for education, not professional advice.
What is the break-even point?
The number of years it takes for buying to become financially better than renting. Before it, renting is cheaper all-in; after it, equity and appreciation outweigh ownership’s higher costs. In most US markets in 2026 it’s roughly 4–7 years.
Why does the calculator sometimes say renting is better?
Ownership costs more than the mortgage: taxes, insurance, maintenance, and closing costs. If you rent and invest the difference — including the down payment — those investments grow too. For stays under 5–7 years, renting often leaves you wealthier.
What is the opportunity cost of a down payment?
What that money could earn elsewhere. $80,000 invested at ~7% grows to about $157,000 in 10 years. Our calculator counts this when comparing paths.
Does the calculator model mortgage-interest tax deductions?
Not in detail. Since the 2017 tax reform most owners take the standard deduction and get no extra benefit from mortgage interest. Consult a tax professional for your case.
