Our Methodology

Our calculator uses standard mortgage amortization formulas and financial modeling techniques, with default assumptions drawn from public data: national median home prices from federal housing data, average mortgage rates from Freddie Mac, historical appreciation rates, and standard maintenance estimates (1–2% of home value annually). Every input is adjustable and every calculation is visible.
